The Hines assignment was very broad in scope and required ‘commuting’ from Portland, OR to Moscow, Russia over an 18-month period. The assignment included (a) work on a new development agreement for a mixed-use project in St. Petersburg, Russia, (b) opening a speculative development office in Istanbul, Turkey and (c) providing a staff analysis and growth plan for 250+ property staff spanning 14 projects and over 5M sqft in Moscow. Staffing results included identification of new management trainees, restructuring of bonus grading system, recruitment of a veteran ex-patriot Director of Management Services to relocate from the USA to Moscow and the hiring of a Russian HR Manager with multi-national company experience.

The initial assignment was an interim General Manager for the Beaverton, OR office due to a sudden employment change. This role lasted approximately 8 weeks while a permanent employee was found and included participation on the interview panel and overlap with the selected individual. The role then changed to a Project Management resource to execute required tenant improvements due to a strong leasing campaign. The assignment included overseeing 20+ capital and tenant improvement projects totaling approximately $7M in Beaverton, OR and Santa Clara, CA. Individual projects ranged in size from $50k to $2M. These projects were completed on-time over an 18-month timeframe. The scope of work included scope development, coordination with architects, general contractor bidding and selection, contract negotiation, payment approvals and project close-out.

This assignment began as a review of leasing and property management processes for the Oregon region. The assignment grew over an 18-month period to include the entire system throughout AK, CA, MT, OR and WA. It included a discovery and review of all the 35M+ sqft of leased and owned real property, including hospital, MOB, office, flex, retail, industrial, residential (single-family and multi-family) and land assets. This assessment led to the formation of a single department to oversee all real estate and construction activity. The team was built-out across five primary regions (Anchorage, Los Angeles, Portland, Seattle and Spokane) and became a 70+ person team.

The role included the recruitment, hiring and leadership of 5 regional directors to oversee the operating and financial performance, and leasing of all non-acute real estate assets (600+ locations | 2,500+ leases) and project management of all permitted construction projects. Also, also responsible for negotiating and executing all acquisitions or dispositions, and due diligence for all M&A activity.
